    I offer the use of the same tools I use to locate properties that have been listed in the MLS. The use of these tools is free, but I do ask that you work with me as your agent in return. You will be able to view all Houses, Condos, Land, Multi Family Homes and Commercial Properties for Sale and my data is updated every 15 minutes.

    You can try the tools without becoming a member if you are not sure that this is what you would like to do. However, you will not be able to view the full listing sheet with information such as the property address unless you become a member. DO NOT be afraid to sign up with your email address.     Attention Distressed Homeowners-New Re-Finance Programs
    If you are a homeowner who is up-to-date on your payments, but have been struggling to refinance your mortgage, there are some new policies that may help you refinance.

    As of November 15, 2011:

    •Eligibility for the Home Affordability Refinance Program (HARP) will be expanded to include homeowners whose mortgages now exceed 125% of the home’s value. These homeowners were previously ineligible.
    •Program fees to participate in HARP will be lowered or eliminated so more homeowners can take advantage of HARP.
    •Other changes, such as allowing some homeowners to maintain their original mortgage insurance, will facilitate refinancing.

    The ability to refinance helps more than the individual homeowner; it also helps neighborhoods and communities by making it easier for families to stay in their homes. While the original HARP provided an opportunity for some homeowners to refinance their loans, it left out too many people who needed help.

    A coalition of Senators last month urged the Obama Administration to remove the 125% cap and lower HARP participation fees. The Administration has implemented these recommendations and some Rhode Island homeowners will feel relief soon. This is just one of the many steps we need to take to help struggling families.

    Please note that HARP is a program for homeowners who are currently up to date on their payments, but who could not qualify to take advantage of low interest rates because of their lack of equity.

    NOTE: If you have fallen behind on your mortgage payments or are unemployed, please contact Rhode Island Housing about the Hardest Hit Program – which can provide assistance to those who face the threat of foreclosure. You can speak with a housing counselor on their Help Line at 401-277-1500.

    As a Realtor, I want as many homeowners as possible to be able to keep their home. There may be programs to help you but you need to know about them. I will provide you with step-by-step guidance from mortgage pre-approval to closing. Mortgage rates are low and there will be no better time than now to at least consider your options. STEP 1 - CALL ME.

    NEED FINANCING? WHAT IS THE FIRST STEP TO SEE IF YOU QUALIFY?

    CONVENTIONAL LOANS:

    There are conventional loans that may require just a 5% down payment. There are special programs for first-time home buyers. RI Housing has special programs offering low down payment loans. Learn about your options.

    FHA AND VA LOANS:

    FHA loans require just 3.5% down payment. VA loan changes include: Spouses of Veterans who did not have a service related death will now be allowed to obtain a VA loan (previously was only service related deaths). Deployed service members will now be allowed to buy a property as long as the dependant child will live there as a primary residence (previously was only if spouse lived there)

    CLOSING TIMEFRAMES:

    Timelines for closing depend on several variables such as buyer and seller circumstances, type of loan, type of sale (distressed or non-distressed) and lender workload. If you are getting a mortgage, 45 days is an average time used for the Purchase and Sales Agreement. This is negotiable with the seller. Thirty-day closings are available from most lenders if you are getting a conventional loan for a non-distressed property. Cash buyers can close in as little as 14 days. Specialty loans such as a 203k renovation loan, will require more time. If you are buying a property which is a short-sale or an REO (Real Estate Owned), you will need significantly more time to complete the buying process. Buyers of distressed properties must work closely with their buyer's agent and their lender and you must not have a short deadline in which you must close.

    Homebuyer's Tool Kit-Prepaired by the Real Estate Buyer's Agent Council (REBAC), this handy reference tool has been prepared for use only by REALTORS who have been awarded the ABR desination. As a member of REBAC holding the ABR designation, I can offer my clients access to brouse this exceptionally helpful real estate buyer resource.

    FIRST TIME HOME BUYERS-THE PERFECT STORM Market factors (interest rates, inventory, affordability) continue to favor home buyers. Historically, when rates are low, buyers are purchasing so prices are driven higher and inventory is dropping. Or, when inventory is high and prices are low, it was because interest rates were high.
